Our New Build Program partners with local lenders and the Land Bank to transform empty lots into beautiful, safe, and affordable housing units. By combining financial assistance, educational support, and innovative construction plans, we aim to make homeownership a reality for more people in our community.
Inga Mathis, our owner, collaborates with the Land Bank to purchase suitable lots for new construction projects.
Securing a Construction Loan
Inga works closely with lenders to secure a construction loan, which will cover the costs from the beginning of construction all the way through to closing.
The closing process is managed with another lender, ensuring a smooth transition from construction to ownership.
Listing the Land
Upon receiving city approval, Inga and her construction team finalize a detailed renovation plan. This includes timelines, tasks, and responsibilities for the renovation project.
A comprehensive budget is developed, covering materials, installation, and other necessary items. This budget ensures that the project stays on track financially.
The purchased land is listed on the Inga Mathis Non-Profit Affordable Housing website, where applicants can view the available lots.
Applicants have the opportunity to view and place a 'panoramic' view of a potential house on the lot, providing a virtual preview of their future home.
Applicants must qualify with both the construction loan lender and the closing lender. This dual qualification ensures financial stability throughout the process.
Once all approvals and classes are complete, Inga works with the construction team to develop a detailed construction plan and timeline to 'break ground' on the new build.
The construction team executes the plan, and once the new build is complete, the applicant can begin the process of moving into their new home.
The New Build Program is continuously updated on our website and is available to qualified applicants. We are committed to providing affordable, newly constructed homes to our community.
